WHAT’S NEW IN REAL ESTATE FOR THE SELLERS?
As the real estate industry goes through a major shift in its commission policies (due to a lawsuit settlement made by the National Association of Realtors, Ithaca Home At Last (iHAL) addresses these changes by offering some unique programs.
Think about this… Is the cost of marketing a $200,000 home versus a $700,000 home really that much different? From a seasoned Broker’s perspective, the answer is emphatically, “NO.” Does it make sense to charge the same flat fee commission % for a more expensive home (For example, with a flat 3% listing fee, there is an increase of $15,000 commission for a $700,000 home marketed in a very similar many to the $200,000 home!) To address this, iHAL offers a variable rate commission program, which takes the price range difference into account and adjusts somewhat for this discrepancy. Also, why not let the SELLERS determine their level of service and marketing options, so that their bottom line comes out as healthy as possible? For example, if you’ve got a simple home that does not require staging, a floorplan layout, or aerial photography, should you be paying for this?

In most cases, statistics show that FSBO’s net is less than listing with agents, where multiple offers can increase the sales price by over 20% in many instances.
